Tie Rod Hole Leak Repair & Waterproofing (Permanent Interior Repair)

Leaking tie-rod hole with associated mud staining

A tie-rod hole is 5/8″ in diameter and can leak quite a bit when there is alot of water pressure against a foundation wall

Tie rod hole leaks are one of the most common causes of basement seepage in poured concrete foundations.
They often appear as a dark grey circle — then into visible water streaks on the wall during rain.
The good news: tie rod hole leaks can be permanently repaired from inside, with no exterior excavation.

Since 2002, AquaGuard Injection & Waterproofing® has repaired thousands of tie rod hole leaks across the GTA — backed by a 25 year guarantee.

What Is a Tie Rod Hole Leak?

During construction, steel tie rods hold the wall forms together while the concrete cures. After the forms are removed, these rods are removed leaving an open hole; sometimes the tie-rods remain stuck inside the wall.

When tie-rod holes are leaking, sometimes there are visible rust stains, but mostly there is visible mud or mineral staining on the foundation wall just beneath the rod hole.

Tie-rods hold the forms together as the concrete cures. There are 4 tie-rods used to hold together a pair of forms and they are typically patched over by the builder during home construction

Common Signs of a Tie Rod Hole Leak

  • Mud staining on a poured concrete wall in line with a tie-rod hole
  • Mineral staining at a tie-rod hole
  • Water streaks running down the wall from a tie-rod hole during wet weather
  • A dark area surrounding a tie-rod hole indicative of concrete saturation

How We Repair Tie Rod Hole Leaks (No Excavation)

  1. Locate the leaking tie-rod hole.
  2. Plug the hole to minimize the escape of injected resin.
  3. Drill a channel into the rod hole.
  4. Inject polyurethane resin into the cavity (tie-rod hole).
  5. The polyurethane expands to completely fill the cavity.
  6. Leak path is sealed permanently—not a surface patch.
  7. Excess polyurethane is scraped off for a clean, professional look.

This is a proper repair that keeps water on the exterior of the foundation. Simply patching over a tie-rod hole with hydraulic cement, or a similar product, will cause water to be trapped in the wall and cause concrete deterioration over time. Patch repairs often do not stand the test of time.

Tie Rod Hole Leak – FAQs

How do I know if I have a tie rod leak?
Tie rod holes exhibit typical staining as in the preceding images.
Can tie rod leaks be repaired from the inside?
Yes. Tie rod leaks are almost exclusively permanently repaired from inside using high-pressure injection—no exterior excavation required.
How long does the repair take?
Most appointments take 60–90 minutes, start to finish.
Will it leak again after the repair?
The injected resin completely fills the rod hole cavity resulting in a permanent waterproof barrier, and the repair is guaranteed.
