What Is a Tie Rod Hole Leak?

During construction, steel tie rods hold the wall forms together while the concrete cures.
After the forms are removed, these rods are removed leaving an open hole; sometimes the tie-rods remain stuck inside the wall.

Leaking tie-rod holes often leave brown mud staining, white mineral deposits (efflorescence), or dark damp areas directly beneath the repair patch. In some cases, rust staining may also be present.

Locate the leaking tie-rod hole.
Plug the hole to minimize the escape of injected resin.
Drill a channel into the rod hole.
Inject polyurethane resin into the cavity (tie-rod hole).
The polyurethane expands to completely fill the cavity.
Leak path is sealed permanently—not a surface patch.
If a foundation crack is present, the crack is evaluated separately to determine whether a full polyurethane crack injection is required.
Excess polyurethane is scraped off for a clean, professional look.

Simply patching over a tie-rod hole with hydraulic cement, or a similar product, will cause water to be trapped in the wall
