What causes basement leaks in poured concrete foundations?

Most basement leaks originate with foundation cracks, tie-rod holes, window well drainage issues, or seepage at the wall–floor joint (cove joint). In general, hydrostatic pressure pushes groundwater through openings in your foundation during rainfall or snowmelt.

Can a basement leak be repaired from inside, or do I need exterior waterproofing?

In most cases, basement leak repairs can be done either from inside or outside. Most homeowners choose interior waterproofing repairs because they are quicker to schedule and less costly than exterior waterproofing. There are situations when it is best to waterproof on the exterior; consult one of our technicians to determine what your options are and what the best approach is.

How much does foundation crack repair cost?

Most foundation cracks in poured concrete walls can be repaired for approximately $745–$895, depending on crack length, accessibility, and width. Tie-rod hole repairs cost considerably less. At AquaGuard, the vast majority of injection repairs are backed by our 25-year transferable warranty.

How quickly can you repair a basement leak?

Most interior basement leak repairs can be completed in a single visit, often within 24–48 hours of contacting us. Time-sensitive situations, such as selling your home or an active leak during heavy rain, can often be prioritized.

Does polyurethane crack injection really work permanently?

Yes. When performed properly, high-pressure polyurethane injection fills the crack through the entire thickness of the wall. The resin expands, seals every pathway for water, and remains flexible over time to accommodate normal foundation movement. When required we stabilize cracks with carbon fibre stitches to eliminate the risk of future crack widening.

Should I fix a foundation crack even if it’s not leaking yet?

This is where AquaGuard is different than other waterproofing companies. If a crack is not leaking we believe that there is no urgency to repair it; unless you are finishing your basement or selling your home; after all, it is your home and your money, so you decide. Proactive repair tends to be more cost-effective than dealing with finished basement damage, mold, or ruined flooring after water gets in.
