In some cases, what appears to be a simple leaking tie-rod hole is actually part of a larger leak path, especially when a foundation crack runs through or near the tie-rod hole. What Is a Tie Rod Hole Leak?

During construction, steel tie rods hold the wall forms together while the concrete cures.
After the forms are removed, these rods are removed leaving an open hole; sometimes the tie-rods remain stuck inside the wall.

When tie-rod holes are leaking, sometimes there are visible rust stains, but mostly there is visible mud or mineral staining
on the foundation wall just beneath the rod hole.

How We Repair Tie Rod Hole Leaks (No Excavation)

  1. Locate the leaking tie-rod hole.
  2. Plug the hole to minimize the escape of injected resin.
  3. Drill a channel into the rod hole.
  4. Inject polyurethane resin into the cavity (tie-rod hole).
  5. The polyurethane expands to completely fill the cavity.
  6. Leak path is sealed permanently—not a surface patch.
  7. If a foundation crack is present, the crack is evaluated separately to determine whether a full polyurethane crack injection is required.
  8. Excess polyurethane is scraped off for a clean, professional look.

This is a proper repair that keeps water on the exterior of the foundation.
Simply patching over a tie-rod hole with hydraulic cement, or a similar product, will cause water to be trapped in the wall
and cause concrete deterioration over time. Patch repairs often do not stand the test of time.
