The 3 foundation crack repair and sealing methods

Not all concrete crack repair methods in the marketplace are recommended by industry professionals. Below we briefly describe the basement crack repair and sealing processes that are time proven and recognized within the basement waterproofing industry.

There are 3 industry standard methods used to repair foundation cracks:

  1. Epoxy crack injection;
  2. Polyurethane crack injection; and
  3. Exterior crack repair.

Note: There is one more proprietary crack repair method that is available for solving a leaking foundation crack, involving covering the crack with a barrier and allowing water to be channeled beneath the basement floor. We would never recommend doing this in light of the problems homeowners are having with high water tables.

Polyurethane Crack Injection

Exterior Crack Repair

Concept: The application of a barrier such as foundation coating or BlueSkin® over the crack to prevent the entry of water
Repair Location:  Outside
Most Significant Attribute: Seals the crack by preventing water from entering the basement but does not repair the crack. This method of foundation crack repair requires several weeks of lead time to locate underground utilities
How It Works:  A patch (typically a rubber membrane) is placed over the crack to prevent water from flowing through
Average Job Time:  1 day to excavate and waterproof the crack

Caution signApplying hydraulic cement or similar materials to patch over an actively leaking foundation crack will result in water being trapped in your foundation wall. Such leak repairs will accelerate the deterioration of the foundation due to the saturation of the concrete. What's the best way to fix the crack in a foundation?

Obviously there are a number of options available to you to fix a crack in your foundation; at the end of the day the decision is yours. We suggest you ask us for our recommendation, as we do these repairs all day long, every day of the week. To be sure the recommendation is unbiased, ask for the technical reason for the recommendation.
