Basement Waterproofing Methods - There Are Options

 

There are usually two or more available basement waterproofing methods for fixing any basement leak; these waterproofing methods, to a certain extent, are governed by the foundation type that you have. There are three types of foundations in and around the GTA: poured concrete, concrete block or cinderblock, and stone.

The traditional method for basement waterproofing is excavation and waterproofing of the foundation. Unfortunately, this is typically the most expensive way to waterproof a basement and is certainly the most destructive method (with some exceptions). External excavation and waterproofing is the basement waterproofing method that will likely be proposed by most contractors during your estimate appointment. However, this basement waterproofing method may not be the best choice, as your basement leak may not necessarily be solved despite having perfectly waterproofed foundation walls. In the image below you will notice a considerable amount of water beneath the basement floor. When this water is the origin of your wet basement, externally waterproofing the foundation walls will accomplish nothing.

A second basement waterproofing method, which is also relatively expensive, is the interior weeping tile system. This waterproofing method is also referred to as an "internal perimeter drain system". This type of basement waterproofing method should only be offered by professional waterproofing contractors because the average contractor that is able to excavate around your foundation doesn't typically possess expertise in basement waterproofing. Furthermore, this waterproofing method involves the use / installation of a sump pump to get rid of the water leaking into your basement.

If you are fortunate enough to have a poured concrete foundation you are an excellent candidate for the most economical basement waterproofing method: concrete injection. This basement waterproofing method is accomplished by the low or high pressure injection of epoxy or polyurethane resins into foundation cracks and voids. This basement waterproofing method essentially consists of eliminating cracks and voids, and therefore prevents basement leaks.

Some waterproofing contractors offer yet another method of dealing with cracks in poured concrete foundations; however, the gravel layer beneath the basement floor is used to dissipate the water entering your basement via the crack in the foundation. Given that rising water tables routinely result in wet basements, we do not recommend this type of basement waterproofing method because you may create a more severe problem.

Note: Regardless of the basement waterproofing method used, the products and procedures used for basement waterproofing are of paramount importance; this is the main reason that basement waterproofing work should really only be performed by experienced and reputable waterproofing contractors.
